Step 3: Corporate & Litigation Search. If a company owns the property, we perform a parallel search at the Companies Registry to identify directors, shareholders, and any registered debentures. We also check court records to determine if the property or its owner is involved in any litigation that could affect its status.
Step 4: Physical Verification and Survey Plan Analysis. Where required, we can arrange for a physical site visit to confirm the property's existence on the ground and ensure it matches the records. For a Comprehensive Due Diligence Package, which includes the official search, a company registry search, litigation checks, and a detailed report, the cost is higher. This is a bundled service ideal for pre-purchase verification or high-value lending. The price for such a package can range from KES 25,000 to KES 100,000+, depending on the number of properties and the complexity of the ownership structure. In cases of asset recovery as part of a debt settlement, our fees are often structured on a commission basis plus any legal fees incurred in the attachment and sale process, which will be fully disclosed beforehand.
